1. The Zero-Brokerage Marketplace Model

ShopsOnRent.com provides a self-service technological discovery platform that enables commercial space owners, landlords, and authorized leaseholders ("Hosts") to advertise vacant commercial shops, offices, retail spaces, and garages directly to prospective business operators, entrepreneurs, and retail tenants ("Renters").

ShopsOnRent.com is not a licensed real estate broker, leasing intermediary, or property manager. We do not participate in negotiations, draft lease agreements, or collect security deposits or monthly rents on behalf of any party.

2. Host & Landlord Responsibilities

By publishing any commercial listing on ShopsOnRent.com, Hosts represent and warrant that:

• They are the rightful legal title owner of the advertised commercial property or possess bona fide written authorization to lease the premises.
• All stated dimensions (carpet area, super built-up area), ceiling height, electrical load capacity, water availability, and rental pricing are true and accurate.
• Uploaded property photographs depict the actual physical state of the premises without deceptive alteration.
• They will promptly mark listings as occupied or delete listings once a lease agreement has been finalized.

3. Renter & Tenant Due Diligence Guidelines

Renters seeking commercial properties through ShopsOnRent.com agree that:

• They are solely responsible for conducting physical site inspections, title verifications, and municipal zoning confirmations before signing any lease or making financial payments.
• They will not hold ShopsOnRent.com responsible for any disagreements, lease disputes, deposit forfeiture, or condition issues arising with the Host.
• They will use the contact information provided in listings strictly for legitimate rental inquiries and not for unsolicited marketing or harassment.

4. Prohibited Platform Activities

Users must not engage in any of the following activities on ShopsOnRent.com:

• Posting fraudulent, duplicate, fictitious, or bait-and-switch property advertisements.
• Attempting to collect unauthorized brokerage fees, commissions, or registration charges from other users under the guise of ShopsOnRent.com.
• Using automated web crawlers, bots, scrapers, or scripts to harvest user phone numbers, emails, or listings without prior written permission.
• Uploading harmful software, malware, or inappropriate/offensive media files.

5. Intellectual Property Rights

The ShopsOnRent.com brand name, logo, site architecture, layout, design tokens, and software algorithms are the intellectual property of ShopsOnRent.com. User-submitted property photos and descriptions remain the intellectual property of the respective submitters, but submitters grant ShopsOnRent.com a non-exclusive, worldwide license to display, promote, and index this content.

6. Account Termination & Listing Moderation

We reserve the right to suspend, terminate, or remove any account or listing at our sole discretion, without prior notice, if we identify a violation of these Terms, suspicious activity, or misleading advertisements.

7. Governing Law & Jurisdiction

These Terms shall be governed by and construed in accordance with the laws of India. Any legal dispute or proceeding arising out of or related to the use of ShopsOnRent.com shall be subject to the exclusive jurisdiction of the competent courts in Bengaluru, Karnataka, India.
