Renting commercial space in the USA

In the USA, commercial rents are usually quoted per square foot per year: a 1,500 sq ft store at $24 per sq ft costs $36,000 a year, or $3,000 a month. Owners on ShopsOnRent often give a monthly rent instead, so below each space shows the rent as the owner gave it and, where the size is known, roughly what that is per square foot per year.

Check the lease type before you compare. In a gross lease the rent covers the building's running costs; in a triple net (NNN) lease you also pay your share of property taxes, insurance and common area maintenance (CAM) on top; a modified gross lease splits them as agreed. Ask each owner which one applies.

Questions people ask

Are there commercial spaces for rent in the USA on ShopsOnRent?

Yes. 12 shops, offices and commercial spaces are listed for rent in the USA right now, in Philadelphia, Chambersburg, Chicago, Dc, Kewaskum, Long Beach and other cities. Each is posted by its owner, and you contact the owner directly.

How is commercial rent quoted in the USA?

Usually as a rate per square foot per year. Multiply the rate by the area and divide by 12 for the monthly rent: 1,500 sq ft at $24 is $3,000 a month. Under a triple net (NNN) lease, taxes, insurance and common area maintenance are added on top.

What is the difference between a gross and a triple net lease?

In a gross lease the landlord pays the building's operating costs out of a higher rent. In a triple net lease the base rent is lower, but the tenant also pays its share of property taxes, insurance and common area maintenance, and the maintenance part is usually reconciled against actual costs once a year.

Do I pay a broker fee to rent a space on ShopsOnRent?

No. Owners list their spaces directly and you contact them yourself; ShopsOnRent charges neither side.
